THE LETTINGS PROCESS

It can be overwhelming for first-time tenants to go through the lettings process. But don't worry, as Meredith & Castle have put together this short handy guide so that you know what to expect.

 

Find your ideal property

Once you've found your ideal property on our website or our socials, reach out to us, and we'll ask a couple of basic questions to gauge affordability.

 

Viewing

At this point you can arrange a viewing with us at a time convenient to you. We'll meet you there, show you around the property and answer any questions you may have.

 

Application

If you decide to proceed, you'll now proceed to application with us. For this, we'll need a few things to ensure affordability and your ability to rent, so we'll need a few documents such as payslips and bank statements, but we'll let you know what we need. We also conduct a Right to Rent check, which must be done in law, financial checks with external agencies, and previous landlord referencing around this point. You'll pay a Holding Deposit while these checks are done, which is one weeks' rent, and this removes all adverts for the property online while the checks are conducted.

 

Nearly there

We'll confirm things with the signing of a Tenancy Agreement. Upon agreement we'll need a Tenancy Deposit which is equal to one months' rent.

 

Arrange the movers

Once done, you can arrange your moving company, or drag family in to help you move. We'll agree on a date, get you settled and follow up with you to make sure things are going A-OK. We'll also guide you through what you need to do with utility bills or other relevant changes such as Council Tax.
